Before a Florida home changes hands, a title search confirms who can legally sell it. Here is what buyers should understand about title work and title insurance.

The moment an offer is accepted, quiet work begins behind the scenes. One part of that work is the title search: a review of public records to confirm that the seller actually owns the property and that no one else can claim it. Buyers rarely see the search itself, but the protection it provides is part of why a closing can feel so final.

What the title search covers

A title company or attorney examines the property's recorded history: deeds, mortgages, liens, judgments, easements, and anything else attached to the land. The goal is to catch a problem before it becomes yours. A lien from unpaid contractor work, an old mortgage that was never released, or an easement that limits how you use the yard can all surface here.

Why the chain of ownership matters

Florida law requires a clear chain of title. Every transfer of the property should trace back in an unbroken line, with signatures, notarization, and recording done correctly. If a deed from decades ago was never properly recorded or a signature was flawed, the ownership can be questioned later. The search is what finds those gaps while there is still time to address them.

How title insurance protects you

A title search is thorough, but it is not a guarantee. Title insurance protects the buyer if an issue appears after closing: an unknown heir, a forged document, or a mistake in the records. The owner's policy, paid once at closing, can cover legal costs and losses for as long as you own the home. Most lenders require a lender's policy; the owner's policy is the coverage that protects you.

Keep your eyes on the closing statement

Your closing disclosure lists the title fees, and it is worth reading each line. Title search, examination, and the owner's policy are all standard parts of a Florida closing. An agent who has done many closings can flag anything out of the ordinary and explain what each fee covers.
