Pre-approval: the move that changes everything.

A pre-approval is the piece that turns a search into a purchase. It tells you your real price band, tells sellers you are serious, and surfaces credit or documentation issues months before closing, when they are easy to fix. Here is how it works.

The Process

A few hours of paperwork, a year of confidence.

  1. 01

    Choose a lender and apply

Nanci connects you with lenders who know Florida products and move at the pace of an offer. Rates and fees are compared openly.

  2. 02

    The lender verifies

Credit, income, assets, and debts are reviewed. The result is a letter with the approved loan amount that protects you when an offer arrives.

  3. 03

    Offer with strength

In a competitive market, a pre-approval is what separates a serious offer from a wish. Sellers and their agents read it as commitment.

  4. 04

    Keep it current

Pre-approvals carry dates and conditions. Nanci reminds you what not to change, no new debt, no big deposits, no surprises, between approval and closing.

What to Bring

The documents a lender typically asks for.

  • Two years of tax returns and W-2s, or the equivalent for self-employment
  • Recent pay stubs covering the last month or two
  • Bank and investment statements, usually the last two months
  • Photo identification and, for some programs, proof of residence
  • Details on debts: car loans, credit cards, student loans, and any other obligations

Pre-qualified versus pre-approved

A pre-qualification is a conversation about what you might afford. A pre-approval is a verification: the lender checks your documents and issues a real commitment. In South Florida's competitive market, sellers want the approval. Nanci will tell you which one you hold and help you get the stronger version.
