Closing Day in South Florida: What Buyers Can Expect

Closing day is the shortest and most important part of the process. Knowing the order of events, from the final walkthrough to the key in your hand, turns a big day into a calm one.

Most of the work of buying a home happens in the weeks before closing: the offer, the financing, the inspection, the appraisal, and the paperwork. Closing day itself is usually a single appointment where the title transfers from the seller to you. For buyers who have prepared, it is a calm hour or two. For buyers who have not, it can feel rushed. Here is the order of events, so the day reads like a familiar script.

The final walkthrough

Before you sign anything, you walk through the home one last time to confirm it is in the condition you agreed to buy: the repairs were made, the systems work, and nothing was removed that should have stayed. This is your last chance to raise a concern while you still have leverage. Do it in daylight if you can, and test the faucets, the doors, and the major appliances.

The Closing Disclosure and the signing

A few days before closing you receive the Closing Disclosure, the final statement of the loan terms, the purchase price, and the closing costs. You should read it before the appointment and compare it with the estimate you saw earlier. At closing you sign the mortgage and the deed documents, usually with a closing agent or attorney who walks the room through each page. Every signature matters, and so does every question you ask before you sign.

Funds, keys, and the moment it is yours

Your lender wires the loan funds and you bring your portion of the closing costs, typically by wire or cashier's check. Once the deed is recorded, the sellers hand over the keys and the garage remotes, and the home is yours. Recording can happen the same day or within a day or two, and your agent will confirm when the title officially changes hands.

What makes the day go smoothly

Bring your identification, review the disclosure in advance, confirm your funds are ready, and arrive with time to spare. Nanci walks her buyers through this checklist before every closing so the day is about the milestone, not the paperwork. The home you have been planning for is waiting on the other side of the table.
