Decide the sequence before you list

Selling first puts you in the strongest buying position, but you need a plan for the gap. Buying first secures the next home, but the costs of carrying two properties must be modeled. A third path coordinates both around a shared timeline, often with a lease-back that lets you sell, stay briefly, and close on the new home without a double move.

Know your equity before anything else

Estimate the current market value of your home, subtract the mortgage payoff and closing costs, and the result is your equity. That number typically becomes your down payment fund. A lender can model it directly into the next loan.

Make each contract protect the other

A sale contingency on your purchase says your new contract depends on your current home selling. A lease-back on your sale gives you time after closing. Appraisal and financing contingencies protect you on both sides. The details carry the weight, which is why a coordinated agent and lender team matters.

Build a move plan, not just a closing date

Plan around school calendars, work travel, and one move instead of two. Most families complete a coordinated sale and purchase in a 45 to 90 day window when the sequence is set from the start.
