Ask Nanci

What is a final walkthrough and what should I check?

Short Answer

The final walkthrough is your last look at the home, usually just before closing, to confirm it is in the agreed condition and that any requested repairs were completed. Check that repairs were done, the home is empty or as agreed, and all included items are present and working. It is your chance to catch issues before you take ownership.

What the walkthrough is

The final walkthrough is a scheduled visit to the home shortly before closing, after the seller has moved out. It confirms the home matches what you agreed to buy.

It is not a second home inspection, but a condition check before you take the keys.

Check the requested repairs

If you negotiated repairs after the inspection, verify each one was actually completed and done properly.

Take the repair list with you so nothing is missed in the moment.

Confirm what should be there

Check that the home is in the agreed state, whether that is empty or with specific items left behind. Confirm that included appliances and fixtures are present and working.

Look for any new damage that may have happened since your last visit.

Test the basics

Run the lights, faucets, and a few appliances. Flush toilets and open and close doors and windows to catch anything obvious.

These quick checks give you peace of mind before closing.

How Nanci can help

I walk through the home with you and go through the checklist, so nothing important slips by in the excitement of nearing closing.

If something is not right, we address it before you sign, not after.
