Ask Nanci
How does the home buying process work step by step?
Short Answer
The home buying process moves through clear steps: get pre-approved, define what you need, search and view homes, make an offer, complete inspections and an appraisal, finalize your financing, and close. From accepted offer to closing, a typical purchase takes about 30 to 45 days. Each step builds on the last, and an experienced agent keeps you on schedule.
Step one: get pre-approved
Before you look, get pre-approved with a lender. This gives you a real budget and shows sellers you are a serious buyer.
It is the foundation everything else is built on.
Step two: define what you need
Be clear on the must-haves: the size, the neighborhood, the commute, the schools, and the space your family needs now and in the coming years.
A clear list keeps your search focused and helps you avoid homes that do not actually solve your problem.
Step three: search and view
We tour homes that fit your criteria. I help you notice what matters beyond the surface, like layout, natural light, and the condition of major systems.
You narrow the list to the homes worth an offer.
Step four: make an offer
We structure a competitive offer with the right price and terms, including contingencies that protect you. Your earnest money deposit goes into escrow with the offer.
Negotiation may follow until both sides agree.
Step five: inspect and appraise
After acceptance, you order a home inspection to understand the condition of the property, and the lender orders an appraisal to confirm the value.
Anything the inspection reveals is negotiable, and I guide you through those decisions.
Step six: finalize and close
Your lender finalizes the loan, and you review the closing disclosure before signing. At closing, ownership transfers, the funds settle, and you get your keys.
I am with you through every signature so the finish is smooth.
