Ask Nanci
What are the steps to selling a home from start to close?
Short Answer
Selling a home follows a clear sequence: understand your home's value, prepare and market it, review offers, negotiate the contract, and manage the process through inspection, appraisal, and closing. Each step has its own documents and decisions. A steady plan and good communication keep it moving.
Step one: know your value
Every sale starts with an honest look at what your home is worth. I prepare a comparative market analysis using recent sales of similar homes and the condition of yours.
Pricing well is the single biggest factor in how fast and how smoothly your home sells.
Step two: prepare and list
Next we get the home ready: the repairs that matter, the decluttering, the cleaning, and the photography. Then the home goes live with strong marketing.
A well-prepared home attracts more buyers and stronger offers.
Step three: show and market
Your home is marketed through the MLS, online portals, and my network, and shown to interested buyers. I keep you informed of showings and feedback throughout.
Good marketing keeps your home in front of the right buyers from day one.
Step four: review offers
When offers come in, we review them together: price, financing, contingencies, and timeline. The highest number is not always the best offer.
I help you weigh each one and negotiate terms that protect you.
Step five: under contract
Once you accept an offer, the contract is signed and the buyer's earnest money is deposited. From here the inspection, appraisal, and loan process begin.
I manage the timeline and keep every party moving toward closing.
Step six: inspection, appraisal, and closing
The buyer typically has the home inspected and appraised, and their lender finishes the loan. We handle any repair requests and negotiate as needed.
At closing, the title transfers and you receive your proceeds, with the keys handed over according to the agreed date.
