Ask Nanci

What happens if the home appraises for less than my offer?

Short Answer

If the home appraises below your offer, the lender will only base the mortgage on the lower appraised value, which creates a gap between the price and the loan. You and the seller can renegotiate the price, make up the difference in cash, split the gap, or in some cases walk away through your appraisal contingency. An appraisal contingency protects you here, so it is worth keeping.

Why an appraisal happens

Your lender orders an appraisal to confirm the home is worth what you are borrowing. It is a professional opinion of value based on recent comparable sales and the condition of the property.

The appraisal protects the lender, but it also gives you an independent read on whether the price is fair.

What the low appraisal means for your loan

The lender will not lend more than the appraised value. If the home appraises below your offer, the loan amount is based on that lower number.

That leaves the difference between your price and the appraised value to be handled somehow before closing.

Your options

The most common paths are to renegotiate the price down to the appraised value, to bring the difference in cash, or to split the gap between you and the seller.

If none of those work, and your contract has an appraisal contingency, you may be able to walk away and keep your earnest money.

The appraisal contingency

An appraisal contingency says the purchase can be canceled if the home does not appraise for the agreed price. It protects you from owing more than the home is worth.

In a competitive market, some buyers waive or limit this contingency, but it is a protection worth understanding before you give it up.

How to respond calmly

A low appraisal is not the end of the deal. It is a moment to look at the numbers honestly and find a solution that works for both sides.

Sellers who have already agreed to a price are often willing to negotiate, because re-listing and starting over costs them time and money.
