Questions to Ask Before You Make an Offer on a South Florida Home

The offer is where a purchase is really decided. These are the questions that separate a confident offer from a hopeful one, covering the home, the numbers, and the neighborhood.

An offer is a number plus a list of details: what stays, what the timeline is, and what happens if something surprises you. Buyers who ask the right questions before signing tend to sleep well after signing. Buyers who skip them tend to be the ones calling their agent mid-transaction. Here are the questions that matter most in a South Florida purchase.

Questions about the home

How old is the roof, and does it carry a transferable warranty? When was the AC system installed, and is it serviced? Are the windows impact glass, or does the home have shutters? Has the property ever flooded, and what is its flood zone designation? Which appliances and fixtures stay with the home? The answers shape both the offer and the budget, because replacing a roof or an AC system is a real line item in the first years of ownership.

Questions about the numbers

What did the last three comparable sales in the immediate area actually close for, not list for? What are the annual property taxes, and does the homestead exemption apply? What will insurance cost, including flood coverage, which is separate from a standard homeowners policy? What HOA dues or maintenance fees come with the property, and what do they cover? Are there transfer taxes or association fees due at closing? Each answer quietly changes what the home really costs per month.

Questions about the neighborhood

Are there approved or pending developments within a few blocks? Is flood infrastructure work planned by the city or county? What are the actual school assignments for this address, not the reputation of the district? How long is the commute at the hour the family will really drive it? And are there known issues on the street, from drainage to traffic? Agents who work the area daily know the answers, and the good ones volunteer them before you ask.

Questions about the contract

What is the closing timeline, and who sets it? What happens if the appraisal comes in below the price? How many days does the inspection take, and what happens after? Is the offer contingent on financing, and what is the loan commitment deadline? What are the seller's obligations if the home does not pass inspection? The contract answers all of it. The questions keep you from discovering the answers after you sign.

Ask them before the offer, not after

Every question above has an answer your agent can find before you commit. A strong offer is not the highest number on the table. It is the number built on the fewest surprises. That is the offer Nanci and her clients build together, and it is why her buyers tend to close on the home they planned for, not the one they hoped for.
