Ask Nanci
Should I waive the home inspection to win an offer?
Short Answer
Waiving the inspection means giving up your chance to learn about defects before you commit, and in most cases it is not worth the risk. A better move is to make the inspection shorter or non-contingent in a limited way, like agreeing to an informational inspection where you can still walk away from major issues. Protecting yourself while staying competitive is the goal.
What waiving the inspection really means
When you waive the home inspection, you agree to buy the home without the right to have it professionally inspected or to ask for repairs based on findings.
It removes one of the most important protections a buyer has, and it means any hidden defect becomes your responsibility after closing.
Why buyers do it
In competitive situations, buyers sometimes waive the inspection hoping it makes their offer more attractive. Sellers can view it as a sign of fewer complications.
It is a real strategy, but it is also a real trade of protection for position.
The real risk
Without an inspection, a failing roof, an aging HVAC system, or a hidden plumbing issue becomes your problem the day you close. Those repairs can cost far more than any advantage the waiver gave you.
The risk is highest on older homes and homes you have not had time to study carefully.
Alternatives to a full waiver
There are middle paths that keep you competitive without giving up everything. You can agree to an informational inspection, where you still inspect but will only walk away for major, clearly defined issues.
You can shorten the inspection window, or ask whether the seller has already had a pre-listing inspection you can review.
When it might make sense
A limited approach can make sense on a newer home with strong disclosures, or when you are comfortable taking on cosmetic issues yourself.
Even then, most buyers prefer to keep some inspection protection rather than none at all.
