A parent selling their own home, a child with power of attorney, or an estate's executor each take a different path. Confirm the legal standing before the listing.

The mortgage balance, home equity lines, taxes, and liens all get paid from the sale. The net number is the real one.

Into the senior living buy-in, the children's inheritance, or the next home? Knowing the use decides the timing.
