Price per square foot is the fastest metric in real estate and the easiest to misread. It is an average and a starting point, never the last word on the home.

Price per square foot is the number buyers teach themselves first, because it is easy and it fits in a message. It is also the number buyers misuse most, because it compresses the whole story of a home into one decimal. Two houses with the same square footage can be worth very different amounts, and the difference usually sits outside the math: the lot, the light, the floor plan, the updates, the street.

Know what the number actually is

The figure is the sale price divided by the air-conditioned, enclosed square footage, and it is an average, not a measurement of a specific home. Each property carries its own history: a renovated kitchen, a third bathroom, a year built, a corner lot. Averages blend all of that together. In South Florida there is another catch: half the value of a home often lives outdoors, and the patio, the pool, and the yard do not enter that denominator at all.

Compare like homes, or do not compare

Price per square foot only works when what sits on both sides of the division is similar: the same neighborhood, a comparable age and size, and a comparable level of update. A renovated home on a lake will sit above the neighborhood average for reasons the ratio cannot name. When a home reads high or low against its pocket of comparison, the question is what the difference pays for, and that answer is usually visible in a walk, not an equation.

Use it as a signal, not a judge

Let an unusual ratio raise a question, not decide a verdict. The home that sits above the pocket average may deserve its premium; the home that sits below may have a story worth investigating or a reason worth negotiating. The buyers who get this backward walk away from the right price because of a decimal, or commit to the wrong one for the same reason. Decide with a conversation, not a single column of arithmetic.

Let the whole home sit in your offer

The offer that protects the house you actually want weighs everything: the plan where your week fits, the kitchen you will cook in, the yard the children will use, the commute that sets your schedule.
