Your South Florida AC: A Maintenance Routine That Keeps the Air Moving

In South Florida the AC runs most of the year, so a simple maintenance routine protects your comfort and your system. Filters, airflow, and a seasonal checkup cover most of it.

In South Florida, the air conditioner is not a seasonal appliance. It runs through most of the year, which means small problems become expensive problems faster than they would in a cooler climate. The good news is that a simple, consistent routine keeps most systems running smoothly, and most of it takes less than an hour a month.

The filter is the easiest win

A clean filter keeps air moving and takes pressure off the system. Check it monthly and replace it when it looks dirty, more often during the hottest months or if you have pets. It is the cheapest maintenance on the list and the one people skip most.

Give the outdoor unit room to breathe

The condenser sits outside, where leaves, grass clippings, and overgrown plants can crowd it. Keep a clear space around the unit, trim plants back, and gently rinse the fins with a hose now and then. A unit that can pull air freely works harder less often.

Watch the condensate line

The system removes humidity from the air, and the condensate line carries that water away. A clogged line can back up and cause water to pool near the unit or on the ceiling below. Check the drip pan and the line for blockages, especially during the rainy season, and clear them when you see buildup.

A professional checkup before the hot season

Once a year, have a licensed technician inspect the system: refrigerant levels, electrical connections, and the parts that wear with use. Catching a small issue in a tune-up is far less disruptive than discovering it on the hottest weekend of the year. Schedule the checkup before the peak season, not during it.

A maintained system is a quiet asset

A home that runs well protects your family's comfort and the value of the home itself. When you are selling, a maintained system is a quiet selling point; when you are buying, it is worth asking about the age and history of the unit. Nanci can point out what to look for in both directions.
