Ask Nanci

Can I sell my home and keep living in it for a while? (Sell and Stay)

Short Answer

Yes, through a leaseback you can sell your home and rent it back from the new owner for an agreed period. This lets you keep the family routine in place, finish the school year, or close on your next home before you move. The terms are written into the sale contract.

What Sell and Stay means

Sell and Stay, sometimes called a leaseback, means you sell the home but agree to rent it from the buyer for a set time after closing.

You get the proceeds from the sale while your family stays in the home through the transition.

How it works

The leaseback period, the rent you pay, and the dates are negotiated with the buyer and written into the contract before closing.

After closing, you stay as a tenant for the agreed window, then move to your next home.

When it helps

It is especially useful when you are selling and buying at the same time, because it gives you time to close on the next home without a rushed double move.

It also helps if the school year is midterm, the next home needs work, or the family simply wants more time to prepare.

What to watch for in South Florida

A leaseback is a negotiation, so the terms need to be agreed clearly up front, including the rent and how long you stay.

Not every buyer will accept a long leaseback, so the terms are worked out as part of choosing the right offer.

How Nanci can help

I structure the leaseback terms before the offer is accepted, so the family never inherits a surprise at closing.

Tell me when you actually need to move, and I will build the sell and stay window around that date.
