Ask Nanci

Should I sell my home without a real estate agent (FSBO)?

Short Answer

You can sell your home by owner, and some sellers do it successfully. The tradeoff is that you take on pricing, marketing, showings, negotiations, and the paperwork yourself, often with less exposure to buyers. An experienced agent usually brings more reach and protection, which is worth weighing against the commission you would save.

General information, not legal or financial advice.

What FSBO means

FSBO stands for for sale by owner, which means you market and sell the home directly without a listing agent.

The appeal is the potential to save on the listing commission, but you take on all the work and the responsibility that an agent would handle.

What you take on

You set the price, prepare the marketing, coordinate showings, negotiate offers, and handle the legal paperwork of the sale.

You also need to get your home in front of the right buyers, which for most sellers means the MLS and a broad online presence.

What to watch for in South Florida

In South Florida, reaching the right buyers matters, and buyers often search through agents and the MLS. A home that is not visible there can miss a large share of the market.

The paperwork and disclosures also carry legal weight, and mistakes can be costly.

Options to consider

Some sellers choose a middle path, like paying a flat fee to get their home on the MLS while handling the rest themselves, or bringing in an agent for specific services.

Others find that the time, expertise, and protection an agent provides more than justify the commission.
