Do I need to sell my current home before making an offer?
No. A sale contingency and a coordinated timeline let you buy first or in parallel. The right sequence depends on your equity, your timeline, and your comfort with the gap.
Can I use the equity in my current home as a down payment?
In most cases, yes: the proceeds of your sale move into the next purchase. Your lender models the timing so both closings land on a shared calendar.
How can I avoid carrying two mortgages?
